Homes can have many types of rooms. Some rooms are more important than others when it comes to what homebuyers want in a house.

3 Bedroom Homes Are Desirable to Home Buyers

Most buyers want homes with at least 3 bedrooms. More than 3 bedrooms can be desirable to some buyers, but many see the potential of rooms that can be functionally used as bedrooms. Such rooms that are often used as bedrooms by families are a den or finished basement room without a closet or window.

Fewer than three bedrooms in a house is less desirable by homeowners. 2 bedrooms diminishes the value of a home significantly, even if the house has as much square footage as a comparable 3 bedroom house.

However, a 4 bedroom house has less of a significant value increase over a 3 bedroom house compared to the diminished value a 2 bedroom house has in comparison to a 3 bedroom model.

Houses With 2 or More Bathrooms

Two or more bathrooms in a house is in most demand by homebuyers.

1 bathroom homes significantly hold down the value of a house. An additional half bath helps increase value, but the real threshold for added value in a home seems to be at least 2 full baths.

The master bathroom is one of the most important rooms in a house that affects value.

The Most Important Room Affecting Home Value is the Kitchen

Many believe the kitchen affects a home's value more than any other room in the house. Homeowner's spend a lot of time in the kitchen. Eating and drinking is a preferred activity by all home owners!
